The biggest mistake I see is families assuming they can start looking in midsummer and still land the right house, close on time, and move in without stress. Sometimes that works. A lot of times it does not.
If your goal is to be fully settled before school starts, you need to count backward from the first day of class, not from the day you hope to start packing. NBISD starts Aug. 17, 2026. Comal ISD starts Aug. 25, 2026. That difference matters if you are choosing between neighborhoods on different sides of New Braunfels or looking at homes zoned for Comal ISD near areas like Veramendi, Vintage Oaks, or Garden Ridge.
A normal timeline still includes touring homes, writing an offer, negotiating repairs, getting through appraisal and underwriting, and then coordinating movers, utilities, and school registration. That is before you deal with a lease end date or the sale of your current home. Families who want options should give themselves more runway, not less.
What do the 2026 school calendars mean for your home search timeline?
NBISD approved its 2026 to 2027 calendar with students starting Aug. 17, 2026. Comal ISD approved its calendar with students starting Aug. 25, 2026. Comal also noted that this is part of its first two-year calendar adoption, which gives families a little more predictability.
That one-week difference can help, but it should not give buyers false comfort. In real life, most families want at least a little buffer between closing day and the first day of school. You do not want to be waiting on a moving truck, internet install, or a last-minute repair while trying to get kids oriented to a new campus.
If you are relocating from out of state, I usually tell clients to think in phases. First, pick the school district and commute pattern. Second, narrow neighborhoods. Third, make sure your financing and proof of funds are fully lined up before you shop seriously. That sequence saves time when the right house shows up.
Is there enough inventory in New Braunfels right now to wait a little longer?
There is inventory on the market, which is good news for buyers. Realtor.com shows a median home price of $379,950 in New Braunfels, with 2,844 active listings and a median 84 days on market in its latest local snapshot. That is not the kind of environment where every decent house disappears overnight.
But inventory does not solve the school calendar problem by itself. More listings can mean more choice. It does not mean every home is in the district you want, at the payment you want, and available on the timeline you need. Once families start pushing toward summer, the overlap between those three things usually gets tighter.
This is where local guidance helps. A buyer looking near downtown New Braunfels has a different search than a family focused on newer neighborhoods near Canyon Lake, Garden Ridge, or the Comal ISD side of town. If you wait, you may still find a home. You just may end up making more compromises on location, condition, or timing.
How should families think about lease overlap and temporary housing?
This part gets overlooked all the time. Realtor.com lists median rent in New Braunfels at $1,701 per month. If your lease does not line up cleanly with a closing date, you may need to carry rent and a mortgage at the same time for a month or more. That can be worth it if it buys you a better house or avoids rushing into the wrong one.
I would rather see a family plan for some overlap than back themselves into a bad decision because a calendar forced the issue. Sometimes the smartest move is to buy now, close with enough time to breathe, and accept a short period of double housing cost. Other times it makes sense to use temporary housing so you can search carefully after you arrive.
There is not one right answer for every family. It depends on cash reserves, job timing, kids’ ages, and how locked-in you are on a specific district or neighborhood. What matters is being honest about the tradeoff before you are under pressure.
So should you buy now or wait until closer to summer?
If being settled before the next school year matters, I would lean toward buying sooner. That does not mean rushing into a bad house. It means starting the process now, getting financing lined up, narrowing your areas, and being ready to act when the right fit comes up.
Waiting can still work, especially if you are targeting Comal ISD and have flexibility on move-in timing. But the later you start, the more likely you are to deal with compressed decisions, tighter scheduling, and extra moving stress.
